Awaab’s Law is new legislation introduced to ensure that damp and mould issues in residential properties are taken seriously and dealt with promptly.

The law is named after Awaab Ishak, a young child who tragically died due to prolonged exposure to mould in his home. As a result, stricter legal responsibilities are now being placed on landlords and housing providers to act quickly when these issues are reported.

What Does Awaab’s Law Require?

Under Awaab’s Law, landlords — particularly social housing providers — must:

  • Investigate reports of damp and mould within a set timeframe
  • Identify the underlying cause (not just treat symptoms)
  • Carry out necessary repairs within a reasonable and defined period
  • Ensure properties are safe, habitable, and free from health hazards

Failure to act appropriately can now lead to legal consequences.
