Attention all Landlords

Damp and mould aren’t just maintenance issues—they’re now a compliance risk. With Awaab’s Law setting strict response deadlines, landlords need clear evidence and rapid action.

Awaab’s Law puts strict, clock-based duties on social landlords: emergency damp and mould hazards must be investigated and made safe within 24 hours; significant damp and mould must be investigated within 10 working days, with a written summary to the tenant within 3 working days of the investigation—and follow-on preventative works started within 5 working days (or arranged as soon as practicable, within 12 weeks). Failure can lead to court action. Our independent surveys and 1-working-day reports help you evidence swift investigation, pinpoint root causes, and prioritise works so you stay ahead of the deadlines.

Why this helps your portfolio

  • Rapid turnaround: keep lets and transactions moving with 1-working-day reports.

  • Compliance support: clear documentation of investigation, findings and recommended next steps (useful for showing timely action under damp/mould guidelines and policies, including Awaab’s Law expectations).

  • Accurate diagnosis: avoid unnecessary spend by pinpointing whether issues are condensation, penetrating damp, plumbing leaks, ventilation shortfalls, or timber decay risks.

  • Independent advice: no remedial sales—recommendations you can trust.

  • Tenant reassurance: easy-to-read reports with practical steps to stabilise conditions while works are arranged.
